Malaysians ask why Kelantanese are allowed to buy houses in Selangor, not vice versa?
DISCUSSIONS on social media are growing over the perceived unequal treatment of Malaysians in certain states across the peninsula.
Many argue that wealthy individuals from outside Selangor can easily purchase property within the state, driving up property prices and making homeownership more challenging for locals.
This has sparked concerns about affordability and fairness in the housing market, with some calling for stricter regulations to ensure local buyers are not disadvantaged.

These are the guidelines for non-Kelantanese people to purchase a house/land in the state. The buyer must be a “Kelantan native” (Anak Kelantan) as defined by the Kelantan Land Enactment 1938.
This includes individuals born in Kelantan with a Malay father, those born in Kelantan with a Malay mother and a Muslim father, those born elsewhere with a Malay father born in Kelantan, those of Malay descent living in Kelantan for 15 continuous years, and those born in Kelantan with a father born in Kelantan.
Non-Kelantan natives must obtain approval from the State Authority under Section 104 of the Kelantan Land Enactment.
Selangorians claim the state has failed its people as it no longer possesses special privileges like the other states.
Furthermore, users alleged that some of the official offices in the state would have people from other states working for Selangor.
It appears that those benefiting from this are blaming Selangorians themselves citing that they didn’t do much to curb this situation.

It's very old established land law in Kelantan that privately-owned land can only transacted to another Kelantan-born individual, based on IC number.
ReplyDeleteI do not think there is any appetite to change this law, and it has the support of the Royal family.
The side effect is it is a disincentive to land or property development as even other State Malaysians or companies cannot own the land. They can only lease it from a Kelantanese owner.
It also depresses land value in Kelantan because it limits the market.
